Minor Works Manager

Job Introduction

Sodexo Energy & Resources is currently looking for a Minor Works & Churn Manager to manage our minor works, moves and fabric maintenance team at three client sites in London.

The successful candidate will be responsible for service delivery of a range of services and should have strong people management skills and the ability to manage a broad workload.

Role Responsibility

  • Provide costs and solutions from various works stream including
  1. Client requests
  2. BAU identified repairs or improvements
  3. Improvements in service delivery
  4. General churn activity
  • Engage with key stakeholder to understand their requirements and be able to translate the requirements into agreed scopes of work.
  • Manage the end to end process for the delivery of  minor works/moves and fabric services
  • Responsible for reviewing on-going performance levels from data/reports produced by the facilities management monitoring/quality assurance system
  • Initiating appropriate actions to ensure agreed performance standards are maintained including if necessary producing and implementing service improvement plans.
  • Flexible with the ability to work under pressure whilst looking for continual improvements to service delivery.  
  • Investigate and review all accidents and near misses
  • Ensure regular workplace inspections are competed and follow up actions have been assigned an owner and tracked to completion.
  • Ensure 0% failure on reactive tasks by clearing tasks from Planon or intelligently extending.
  • Manage the staffing levels of the minor works/moves and fabric services team to ensure the most productive use of the team.
  • Be able to pass on clear instruction, both written and verbal.
  • To work with other members of the wide Real Estate Facilities Management team, to provide great customer service
  • Be responsive to the need to work extended hours & also weekends when requested.
  • Demonstrate a willing and positive manner and to lead by example at all times.
  • Manage annual leave planning in line with the site policy ensuring zero impact on operations.
  • Ensure the  minor works/moves and fabric services work efficiently and safely to complete to resolve all client issues within the agreed SLA’s.

The Ideal Candidate

  • Previous experience of delivering minor works, moves and fabric activities
  • Excellent communications both written and verbal.
  • Numerate and computer literate
  • High level of inter personal skills with the ability to deal with people at all levels and disciplines
  • Proven experience of managing employees within a service environment and maximising the performance of their team.
  • Fully aware of relevant Health and Safety and general legislative matters.
  • An appreciation of Risk Assessment techniques as applied to estates activity.
  • Experience in budgetary control of pay and non-pay expenditure.
  • Desired -  HND or NVQ or equivalent in a relevant subject
